The Olde Queens head is a thriving pub situated in the main shopping area of Halesowen. The pub is in fantastic condition internally and externally having undergone a refurbishment in 2013 which has been well preserved with lots of care and attention having been given to it. Personal circumstances have led to this pub becoming available and no doubt it will attract lots of interest.

Pub Layout

The pub is a two bar operation with the bar situated between to two areas. The lounge is set out for diners, with circa 40 covers, with a carvery server area situated within the lounge and easy access to the well-equipped catering kitchen. Of an evening and at weekends the lounge turns into a live music area with a raised section of seating doubling as a stage for bands etc. The bar area is very much a casual drinker’s area with lots of vertical drinking space and wooden-floors giving the bar a rustic feel. The décor and the fixtures and fittings throughout are in good condition. In addition to the down-stairs trading area there is a function room upstairs where the darts team play from and benefits from its own bar.

The Olde Queens is a community pub catering for all and enjoying a good local trade. There is a wide selection of cask ales on offer and the pub benefits from serving a range of food from the carvery to the bar menu.

Private Accommodation

The private accommodation consists of a living-room on the ground floor, and two bedrooms located on the first floor where there is also a bathroom and small utility/kitchen area. The general condition of the private accommodation is in good order.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The food sales at The Olde Queens Head are such an integral part of this pub business that the ideal licensee needs to have a good foundation in food or catering with a strong vision and understanding of the needs of the local market. This is a town centre business with a community following. There is a function room, teams and entertainment making this a superb pub with many trading opportunities.  The new licensee will ideally know the area and will have the skills to keep up with the demand from locals for entertainment such as; live bands, artists and karaoke of a weekend and open mic, jam and quiz nights throughout the week. As this is a town-centre venue with a 2am licence on a Thursday, Friday and Saturday. With some local pub closures in the area this pub is on the up and a good licensee will no doubt be able to develop the trade further perhaps through the introduction of breakfasts and coffee mornings etc.

The premises may qualify for Small Business Rates Relief  in which case the non-domestic rating liability may be nil subject to the ratepayer occupying only one property for the purposes of business.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
