The Olde Bridge Inn is a stone built detached public house which enjoys a busy main road location in Monk Bretton, a village located approximately two miles north of Barnsley town centre. The pub sits opposite a large industrial plant and is surrounded by both privately owned and local authority housing.
A purpose built external drinking area leads to the main entrance. The trading areas consist of a main central servery, a bar area with a small snug and a fully equipped catering kitchen to the left. There is a large lounge, with a pool table and darts to the right. The large beer garden is directly accessible from both the car park and the lounge.
The Olde Bridge is a traditional community pub appealing to all. It has an excellent reputation for quality beer and a warm and welcoming atmosphere. The pub shows live sports and is a great base for football, pool and darts teams. Entertainment is also popular with karaoke and live bands being key features. There is an opportunity to step up the licensees’ income through further investment in entertainment and the relaunch of a simple food offer.
The large private accommodation is located on the first floor and consists of three bedrooms, a lounge, kitchen and bathroom.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The Olde Bridge should be the hub of the local community offering a haven for sports teams and local families enjoying a value for money food offer. The substantial beer garden presents an excellent opportunity during the warmer months to bring the local community together for family fun days, BBQs, live music and community fundraising activities etc. We are looking for somebody with the passion and enthusiasm to drive this business forward. The ideal licensee will have some experience in the industry or will have been involved in running a small business previously. They will know the area and will have the ability to build strong links with local customers. They will be keen to develop a simple snack menu and buffets for functions and there is potential to grow the Sunday lunch trade.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
