Pub Layout

The pub is set out with two distinct trading areas. The main entrance takes you directly into the main bar which houses plentiful seating and standing room. There is a pool table to the front of the bar. Essentially the main bar is partitioned from the dining area which can also be accessed from the rear of the pub which leads to the main car park. This area can house 80-100 covers and can even be sectioned off for business meetings and small functions such as Christenings and Funerals etc. The pub has a large catering kitchen which is adequate to the size of the pub and the covers potential.

The pub also has the benefit of a large beer garden which is clearly visible from the transport links detailed above. This will be a real head turner in the summer months with customers using this facility helping to generate an atmosphere of vibrancy and encouraging further footfall and is a major hit with families.

Recently the pub has focussed on serving drinking consumers. This is based around locals and the outlets Pool, Darts and Football teams. There is huge potential to develop a food offer and we are therefore seeking  a new licensee with a real eye for implementing an imaginative menu to appeal to the many locals and families within the area. So with the core wet trade in place the growth and development of the food will assist the pub in achieving new streams of income.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Admiral Taverns now seek an experienced hospitality professional with the vision to engage with a ready-made audience simply waiting to be lulled back into the New Mill. The pub requires a hands-on approach with a tenant who is visible and interacts well with the public. An imaginative approach to catering will help establish a menu that will fill the dining room to capacity and have the New Mill as THE place to visit. The pub is essentially “good to go”. A solid appointment will undoubtedly have this pub back as a viable and exciting venue and a real flag ship for Admiral Taverns.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
