Proper Pubs are excited to announce that we are investing in a fully transformational capex at the New Griffin

The New Griffin is a large corner plot pub situated on the busy Anlaby Road leading to the nearby MKM Stadium – home to Hull City FC & Hull Tigers RLFC. The pub is surrounded by many local amenities and a large residential estate. The main A63 road into Hull is within a five minute drive and the well known Humber Bridge only 10 minutes away.

Pub Layout

The New Griffin will undergo a full transformational capex with a fresh new look both internally and externally. The main bar servery will service all areas with two distinctive trading areas which will be eclectically balanced with new bright and vibrant loose and fixed seating and both wooden and carpeted areas. The design is carefully thought through to ensure the pub keeps its traditional and vibrant feel making it a great community pub.  Externally the drinking spaces will be transformed with both a large rear beer garden and a small front area.

There needs to be a drive to ensure the community is welcomed and supported with a diverse offer which should ensure a vibrant & consistent entertainment programme including DJ’s , Live bands & karaoke. You will need to cater for all age groups with a good entertainment focus and a strong rhythm of the week . There will be an established product range with promotions and good value products in place.

Private Accommodation

The private accommodation is accessed through the pub and is located on the first floor. It consists of three bedrooms, kitchen, bathroom and lounge and is in good order.

Security Deposit  £2,000

No rent applicable on this agreement.

This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns take care of all the running costs including rates, utilities, stock and day to day running costs whilst you take home a percentage of the weekly sales, you are responsible for paying all employment costs relating to your staff and any council tax for the residential quarters.
This model allows you the freedom to grow your income through increasing sales, whilst the landlords support you and keep the bills paid.


This is an exciting opportunity for an experienced operator to take the reins and develop this great pub. You will need to have bags of energy and the determination to ensure this is a great community pub. You will need to have a good understanding of the local marketplace and have previous experience in delivering live entertainment. It is paramount you can display  the skill set to deliver great standards, service and put the community at the heart of all that you do.
