The Miners Arms is a large corner property located close to the centre of Workington. It is a prominent site, close to a busy roundabout on the A596 which runs through the centre of the town. Workington is a coastal town located on the west coast of Cumbria on the mouth of the River Derwent, 32 miles west of Carlisle, 8 miles north of Whitehaven and 7 miles west of Cockermouth. Comprising a population of approximately 25,000 residents, Workington is a town which is primarily working class and has higher percentage of residents over the age of 55 than the national average. The town s seeing a resurgence in its night life, with the recent opening of Bees Knees around the corner from the Miners Arms, and number of other refurbishments in pubs and bars around the area. There is also a levelling up grant of £10m set aside to improve infrastructure and employment in the Workington area that will filter through in the coming years.


Pub Layout

Upon entering through the main door to the front of the premises, customers can turn right in to the lounge area of the pub, which hosts a small bar, a mixture of fixed and loose low level seating and a fire for those cosy evenings. Turning left, the customers are welcomed in to the sports area. This is home to the pool table with walls adorned with TV’s showing televised sport. Following round to the back of the pub there’s a larger well-stocked bar area with low level fixed seating, loose tables and chairs and a darts throw. At the rear of the pub, there is a beautiful beer garden complete with patio area with seating for approximately 20 customers and a parking area for 3-4 cars.

The Miners Arms is a community-oriented pub with a focus on providing a welcoming atmosphere for its loyal customer base. As a wet-only establishment, it currently offers a selection of beverages but has the potential to expand its offerings by introducing a back bar food menu, which could attract additional customers and enhance the overall experience. The pub’s reputation for showing televised sports and hosting live acts and entertainment on weekends makes it a popular destination for patrons looking for a lively and enjoyable experience. Darts and pool teams that use the pub for league matches during the week adds to the sense of community and camaraderie. This regular activity not only brings in additional business but also fosters a sense of belonging among locals who participate in or support these teams. Having a football team based at the pub further strengthens its ties to the local community and provides an opportunity to attract customers, particularly on Sundays post-match. There are two floors of private accommodation, consisting of four bedrooms, living room, bathroom and kitchen.

Annual Rent: £12,500

Business Rates: £Nil.  Based on the April 2023 rating list, the Zero Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.

Fixtures and Fittings: To be confirmed upon valuation –  funding options may be available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Admiral Taverns are seeking a licensee or couple who have the vision to revitalise the Miners Arms ensuring they build on the strong foundations already in place and aim to introduce new initiatives and enhance its offerings to attract new footfall to the area. Providing exceptional customer service, organizing regular events and activities, and offering a diverse range of beverages and potential food offerings can help create a haven where locals feel comfortable and valued. A strong marketing plan, including leveraging social media platforms, is a crucial step in raising awareness and driving traffic to the pub. By engaging with the community online and offline, you can create a buzz around the Miners Arms and position it as the go-to spot for socializing and entertainment in the area.


Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
