The Martello pub is located in a densely populated area of Langney, approximately 1.5miles from Eastbourne Town Centre. The pub is surrounded by residential estates on the busy through-road of Langney Rise with several amenities such as recreational grounds, schools, churches, local business’ and a retail park within one mile of the pub, with the ever popular sea-front within two miles. The Martello is a large detached drinks focused community pub with potential to embrace further income streams.

Pub Layout

The trade accommodation is split between two key areas. To the left hand side of the pub is a sports bar housing darts, pool and big screen sports with it own separate bar servery. There is a large open-plan lounge bar to the right hand side also with enclosed bar servery. There is a small basic catering kitchen located to the rear of the lounge bar. Externally there is a beer garden made up of paved patio and a garden housing a number of picnic benches along with a car park with space for approximately fifteen vehicles.

The Martello currently trades as a drinks focused community pub, however there is scope to develop a snack offer with pies, pasties etc. particularly as an accompaniment to the sports offer here. A rhythm of the week enhances the midweek trade with live entertainment on the weekend and a live sports offer.

Private Accommodation

The private accommodation compromises of three large bedrooms, kitchen, lounge and bathroom and are all in good condition.

Annual Rent: £23,500

Security Deposit: £5,000

Working Capital: £5,000

Stock: £4,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

Admiral are seeking a dynamic community focused licensee(s) who will grow the business and drive beer volumes here. Additionally there is scope to develop a snack offer. We have the opportunity of premiumising the retail offer, introducing new draught products and also improving the environment with an external sparkle to improve the kerb appeal along with internally, with a décor and toilet upgrade etc.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
