Pub Layout

The pub has 2 main rooms a bar for sports viewing and pool tables and a lounge bar for quieter more comfortable seated drinking, which leads to an area of high poser tables and stools and also space for vertical drinking. To the rear of this one further room houses a dedicated dart run. Situated at the back of the trade area there is a separate room that can be used ideally for small functions.  The pub has a refurbishment agreed to be completed prior to reopening with the new partners to include, Some internal and external decoration additional fixtures and fittings including poser tables stools extra chairs. Bar servery redesigned including lighting, decoration, merchandising space, new glass washer, ice machine, draught dispense equipment. Main building upgrades of external windows, doors, walls, and the roof. External works to the patio and garden area to clear them and make a large outdoor retail space. Outside to the front is parking for 6 cars, to the rear is a reasonably large safe and secure garden and patio.

The pub company has to complete the refurbishment works to reopen the pub and before that can start they have to appoint a new partner straight onto a long term agreement.  Experienced in community pub operations as there is good local competition, and the track record of the pub means building a new community reputation. The police will have to be convinced that the applicants are suitable and will trade to a new clientele and not cause issues with drugs and underage drinking as before.

Private Accommodation

The private accommodation consists of three bedrooms, a living room, a kitchen diner, and a bathroom. The private quarters have been decorated, carpeted with upgrades to the bathroom and kitchen.

 

Annual Rent: £12,500

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £325 plus VAT

A strong operator is needed. No food experience is needed as the kitchen is not compliant however that could be used in the future at the partners’ expense to equip. They will need to be comfortable with a family, children, and dog-friendly operation. A plan of how to market their ideas and a track record of building a business is preferable.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
