Pub Layout

Walking from the extensive car park you pass the large smoking area and enter the bar area. This is an open plan room with a horseshoe shaped bar servery with a cosy fire on one side and the entrance to the restaurant on the other. There is also a small conservatory area off the bar, currently used as extra covers but with the opportunity for private dining or functions. On entering the substantial open plan restaurant the layout allows for clear visibility to all the covers and provides for ease of service. The large and fully equipped trade kitchen is located just off the restaurant. There are separate stairs to the 5 letting rooms which also have their own external entrance for guests use.

The fixtures and fittings are in excellent condition and are substantial. This includes a considerable amount of furniture throughout, external seating area, trade kitchen with fully functioning range as well as the well-equipped en-suite letting rooms.

Trading Style

The Jolly Brewers is a destination food pub with a good core of locals who use the bar regularly. The restaurant is a key income driver and is renowned for good food at mid-market prices and is especially busy at weekends and potential to be popular for Sunday lunches. Admiral Taverns are seeking an experienced food operator with knowledge and experience on how to drive a quality restaurant further forward which may include more premium dining options. They also need to have accommodation experience as this is a key profit centre for the pub with 5 letting bedrooms, 4 of which are en-suite and the 5th has its own separate private bathroom. They must also be comfortable looking after the locals who mainly use the pub side. Overall the ingoing licensee will need to be multi-faceted and have strong leadership and marketing skills. All areas of the business operate well yet can be refreshed with a tailored offer. There are opportunities for  weekly/monthly conferencing events given the space this pub enjoys.

Private Accommodation

The private accommodation is a well maintained two bedroom flat with kitchen, bathroom and large lounge area. This accommodation is separate to the letting bedrooms area.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

A new operator to have the drive and vision to take a large pub to new levels. All areas of the business operate well yet the offer needs to be refreshed with a refined offer. There is also more opportunities for local marketing, and weekly / monthly sales events as well as functions.

Experienced food operator with knowledge how to drive a quality mid market level and above restaurant. Accommodation experience would be preferable as this is a key profit centre for the pub yet be comfortable looking after the locals who mainly use the pub side. Site may not suitable for New Landlords due to the size but may suit experienced Managers of large establishments as well as multiple food led Operators looking to increase their brand.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
