The Holden Arms is a beautifully appointed rural pub situated on the outskirts of Haslingden, roughly 20 miles north of Manchester and 10 miles south east and south west of Blackburn and Burnley respectively. This large historic pub has been at the centre of the Holden Wood community for over a hundred years and served as the watering hole for the navvies who dug the nearby Odgen Reservoir in the early 1900s.

It is now a thriving and popular pub, well known for its fantastic food offer, sumptuous Sunday roasts and mid-week specials. Readily known as the go-to place in the area for great food and a fantastic selection of drinks, the pub is growing from strength to strength. The Holden Arms trading area is open plan, split across two floor levels, supplied by large and well stocked bar to the rear of the pub which again is split across the two floor levels. Whilst it’s open plan, there are still plenty of cosy corners and a mix of smaller and larger tables allowing the pub to cater for bigger family gatherings as well as date-nights and smaller groups. The pub can also cater for functions such as funerals, christenings and birthday parties as the lower floor level can be cordoned off if required. To the left of the pub there is a small covered patio area with tables and chairs; a beautiful spot to while away the hours in the Summer sun. There is a large catering kitchen is situated to the back of the pub and provides all the equipment and space required to provide a quality substantial food offer.

The Holden Arms is well known for its great quality and extensive food offer. Sunday lunches are the pubs speciality and customers flock from far and wide, booking tables well in advance for special occasions. The pub also has a core group of locals who are in most nights, and particularly at weekends they frequent the Holden to catch up with friends and enjoy a few well-earned drinks. The Holden stocks a great range of drinks, from continental lagers, traditional and well-loved cask ales, an extensive and exciting wine list, and a sumptuous selection of gins, whisky’s and rums.  The pub has a loyal teatime trade and at weekends the customers flock to watch live football on one of the many TVs in the bar area of the pub.

The Holden Arms has an ever-growing reputation as being the best gastro-pub in the area, attracting customers from as far as field as Burnley, Blackburn, Darwen and Manchester. For any person to be considered they would need to be experienced in running a food-led business, be able to demonstrate a clear understanding and ability to manage a strong team. They will need to understand the value of customer service, standards and providing a fantastic retail offer and customer experience, but at the same time appreciate the need for cost controls and business management.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
