The Green Man is located in the village of Long Itchington, the village name is taken from the river Itchen which runs through this beautiful ancient village. The village itself has some 2,100+ residents and has beautiful ancient buildings including a Tudor-timbered house which once saw Queen Elizabeth 1 stay there back in the 1570s. Long Itchingon is a short 15-minute drive to from Leamington Spa and is benefiting from new housing being built in the area. The Green Man nestles in the middle of a well-established area of the old village and has a large car park and field to the rear of the pub which in the summer, is a mecca for those wishing to soak up the summer sun sat close to the banks of the river Itchen. The field is also used for camping/caravans (up to five, but with no electrical hook-ups) and festivals from spring through to autumn.

Character abounds in the Green Man, from the set-back frontage where drinkers can sit and watch the world go by, through to open fires for those cold winter’s nights where customers can snuggle up under low beams supping a pint.
The main bar of the Green Man has bags of charm, with a small bar and plenty of seating (52 covers) and even a small area perfect for poker nights and traditional games. The fixtures and fittings are in great condition and fit perfectly with the “old worldly” feel the front of the pub has. The lounge/function room is a light, airy room at the rear of the pub which benefits from large aspect windows over-looking a small garden to the rear, then onto the large field across the car park. This room is serviced by a small bar and has new flooring, making it great for functions, dining and other gatherings. There are 42 covers in this room and hosts up to 100 people. With the car park (40 spaces) and other facilities, this room is perfect for every occasion and has the potential to host small wedding parties, christenings and parties of all descriptions.

Historically, the Green Man has traded as a wet-led pub, and a cheeseboard/locally sourced pork pie offering would work perfectly in this little gem of a pub. There’s a small catering kitchen, which has the potential to be developed in the future should a new licensee wish to develop a significant food offering, but it’s perfect now to deliver buffet-style catering for functions hosted in the lounge. The pub is well supported by the local community with the WI and local golf society calling it home.

The living accommodation consist of two double bedrooms, one single bedroom, a lounge, office/dining room, kitchen and bathroom.

I am looking for an aspirational and driven licensee or couple with a diverse skill set, and a passion for cask ale. Equally important, is being involved with village life and really engaging with the community. Focus and ambition are needed to continue to develop and drive the Green Man into the great community pub.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
