The Great Northern is located on the main Halifax Road, two miles from Keighley Town Centre. The local Steam Railway Museum is directly opposite the pub with local amenities and shops also close by.  Keighley is a town and civil parish within the metropolitan borough of the City of Bradford in West Yorkshire and is situated eleven miles from Bradford City Centre. It has a population of 89,870, making it the third largest civil parish in England.

Pub Layout

The outlet trades from two separate rooms on the ground floor which are served from a central bar servery, this offers all round vision and ease of service to all areas of the pub and there is a small preparation area to facilitate a back bar food offer.  There is a pool and darts area to the left hand side with access to the ladies and gents toilets.  To the right is a lounge with a log burner that is popular with the locals on the winter nights.  The fixtures and fittings are in good condition and the pub currently caters for up to 30 covers. Outside there is a small car park for seven cars with a small beer garden and a smoking solution to the front of the pub.

The Great Northern trades as a traditional community local pub. To further increase turnover, there is an opportunity to enhance the back bar catering offer introducing snacks such as pies and paninis and also to develop the current cask ale offer.  The pub currently offers live entertainment such as weekly quiz nights, pool and darts teams throughout the week and karaoke at the weekend.  Admiral Taverns may look to invest in this pub with the right applicant and are looking for applicants who are familiar with Keighley and will identify in their business plan their ideas and visions for this community pub.

Private Accommodation

The domestic accommodation is of a good size and is located on the first floor providing ample family accommodation. This consists of four bedrooms, kitchen, lounge, dining room and domestic bathroom.

Annual Rent: £11,000

Security Deposit: £5,000

Working Capital: £2,000

Stock: £3,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The Great Northern has a great community following which the next licensee will need to embrace and support. I am looking for an individual or couple to take this already popular community local, to the next level to make it the best pub in the area. The new licensee will need to have great standards, strong work ethic along with good organisational skills in order to continue and expand the rhythm of the week. There is an opportunity for a back bar food offer to be introduced, along with the exploration of cask ales.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
