The Euxton Mills is a traditional detached building located on Wigan Road, which is the main road through to the village of Euxton, Lancashire. The population of the civil parish as taken at the 2011 census was 9,993, however, the population is now estimated to be around 14,000 due to the increase in housing developments in the village, including the Buckshaw development. The village is situated just to the west of Chorley, and to the south of Clayton-le-woods. Euxton is around 2.5 miles from east to west and 2 miles north to south. The village is made up of several areas including Runshaw Moor, Balshaw, Shaw Green, Daisy Hill, Buckshaw, Pincock, Primrose Hill, Glead Hill, Dawbers, Spout Hillock, Culbeck and Pear Tree. Euxton is served by five primary schools, namely: Balshaw Lane Primary, Primrose Hill Primary, Euxton C of E Primary, Euxton RC Primary and Trinity C of E/Methodist Primary School.

Pub Layout

There are two entrances to the pub, the main entrance is via the main road and the other via the carpark. Upon entering the pub from the main entrance you are lead to two separate trading spaces, to the left is an area with circa 16 covers and features an open fire and is serviced by the bar, making this the ideal space to enjoy a drink or two. To the right of the entrance is a further seating area with circa 17 covers and features a second open fire creating a warm, cosy atmosphere for drinks and/or dining. Adjacent there is further dining area which accommodates room for an additional 14 people and is serviced by the bar and provides access to the well equipped catering kitchen and ladies toilets. Also accessed through here is the fourth trading space which comfortably seats 16 people and is again serviced by the bar, there are two TV’s in this area and is often used by those wanting to enjoy televised sport. A door leads through to the car park and private accommodation.

Externally you will find a large carpark which accommodates approximately 25 cars and provides access to several drinking areas.  To the left of the rear entrance is a secluded drinking area, with Tv and is often used as a smoking solution. Walking past this you will see space which currently houses a marquee which is not included as part of the offer but has been a welcomed addition to the Euxton Mills and enjoyed by locals and people travelling to the pub. Inside the marquee there are several wooden benches and table and chairs to seat approx. 60 people, this opens up in the summer months to the decking area which provides further seating.

The existing licensee has built up a fantastic trade here offering a highly rated food menu and a cosy drinking atmosphere that caters for all. The drinks range is a premium range with a selection of real ales and wines which are very popular and accompanies the food well. There is a good rhythm of the week in way of open mic nights, live entertainment and televised sports.

This is an exciting opportunity for a individual or couple who are familiar with running a similar style business. The skill set to delivering a traditional pub food is a must and offering a diverse menu throughout the day including capturing the day time customers. Excellent retail standards are a must with an ability to plan and deliver a strong a strong marketing plan.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
