The Elephant & Castle is located on the main road from Chorley to Bolton just outside the small town of Adlington. The area is well populated with both private and social housing and a number of retail shops within ¼ mile from the pub. The local community is mixed with white collar and blue collar workers. Bolton lies 10 miles from Adlington with Chorley being the next largest town, only 3 and a half miles away.
The open plan trading areas need a general upgrade and is a little tired. Externally the signage needs upgrading along with a lighting scheme. The small garden area is secure and is a big attraction in the summer months. On entering through the main door, you are faced with the bar servery with plenty of seating area surrounding this. To the right side of the pub is a pool table and darts okke and to the right is the ladies and gents toilets. The catering kitchen is located to the right of the pub and is easy accessible from the pub. The car park is to the rear and can cater for up to 12 cars.
The pub has a traditional feel with a central bar servery with a zoned games area with both darts and a pool table. The other trade area has a coal fire and a number of large screen TVs showing live sports and racing channels. There is a value for money food offer in place which is served from a good sized, well equipped commercial kitchen. The pub also benefits from many pub teams who use the pub as a base. The drinks sales is thriving and the entertainment provided throughout the month contributes to the overall income.

With an investment planned at the Elephant & Castle, we are looking for a licensee who has the passion and enthusiasm to drive this business forward. It should be the place to be in Adlington, catering to the wider community. With the support from Admiral, we can ensure that you will be on the right path to success and we would be looking for the new licensee to have an input into the refurbishment planned.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
