The Crown Inn, West Harptree is situated in the beautiful Chew Valley just to the south of Bristol, this is an affluent area and is highly sought after, there is a good mix of affluent white-collar workers as well as the rural workers based locally. The Crown Inn sits on the busy A368 which is one of the main routes to get on to the M5 South of Bristol and is an attractive site. The pub is in excellent condition including the private accommodation with a full internal and external decoration having recently been under taken by the tenant to a very high standard.

Pub Layout

from the front of the pub, you enter the lobby with an entrance to the right where there is an underutilised trading area and can seat up to 15 covers. To the left is the main bar for up to 25 covers and there is also a darts okke as well as an open fire in this area. Both trading rooms are served by a central bar servery. The ladies and gents toilets are located to the rear of the bar which also provides access to the rear courtyard where you will find a smoking solution. This area then leads onto a large garden that has the potential to be fantastic with some significant maintenance. There is also an enclosed car park for up to eight cars however there is ample street parking close by. The catering kitchen is currently unused it terms of the current offer and is located to the rear of the bar servery.

The Crown Inn predominantly trades as a drinks led community local, however our current tenant has recently done a lot of work to introduce food and this has been successful, with food turnover recently peaking at £750pw. Whilst there has been a recent change in trading style there is certainly an opportunity to grow wet sales with the full operation of the large enclosed garden to the rear of the property, which has recently been re-fenced. This is currently a two bar operation, the current tenant operates the Lounge Bar as a tea room to take advantage of the significant passing traded, this is also where takeaway Pizza and pub food is collected from. The main bar is well laid out and has a dart board, open fire and traditional pub games, this is where the enclosed courtyard is situated and leads on to the access to the Garden.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Private Accommodation

The private accommodation is located on the first floor and is in excellent condition. This consists of four bedrooms with a kitchen and bathroom. There is also a lounge which is located on the ground floor. There is an external barn to the rear of the pub that is currently used for storage.

This is a close community and any new tenant will have to involve themselves fully in it, it is a highly desirable area. There needs to be excellent standards and the ability to do very good pub grub and also to include all aspects of the local community – people move here to live the rural dream, tractors, pub, farm etc. whilst also having access to Bristol, Bath and the M5 .No Capex planned.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
