The Crown Inn at Winterborne Stickland is a picture perfect thatched roof village pub with bags of kerb appeal. It is a stunning property which is the only pub in the village of Winterborne Stickland. The village itself is surrounded by the beautiful English countryside and it’s only five miles from the historic Dorset town of Blandford Forum, home to Hall and Woodhouse the brewer of Badger Beer. Winterbourne Stickland enjoys a number of traditional village facilities, the Crown Inn being one of them as well as a garage, village hall, church, school, sports club and British Legion. Nearby is the World Famous, Bovington Tank Museum which attracts many thousands of people to the area every year.

Pub Layout

As you enter the pub you will be welcomed in to a traditional bar area that has been tastefully decorated in keeping with the pubs original features and history. With exposed beams, an open fireplace and more, this is a great place to visit at any time of the year. The pub has a discreet TV area for showing popular sporting events and to the side of the bar is a short corridor that leads to the more formal dining area with a mixture of loose and fixed seating, and adjacent to this is the well-appointed commercial catering kitchen. The bar servery is versatile and spacious serving both areas of the pub which is great for reducing staff costs, not having to staff two separate bars. On the first floor the pub benefits from three letting rooms that are in a good condition and are all en-suite making them much more sought after rooms, and they are all newly decorated to a good standard. There is a large garden to the rear of the property making an ideal spot for relaxed drinks in the warmer months and there is also a thatched outbuilding that is currently used as additional storage. The pub also benefits from ample parking for all of the hungry customers visiting the pub. Outside it has one final, popular feature, especially with children a wishing well.

At present the Crown Inn trades as a destination food outlet that also serves its local community. If this site is to flourish it needs to have a great food offering that will attract people from a the surrounding areas and with it’s pretty exterior and traditional interior it could definitely achieve this. The Crown Inn has number of Darts teams, and the new tenant would be expected to be a part of this and embrace the community. This is a really exciting opportunity as Admiral Taverns are keen to investigate a full investment at this site with the right tenant.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The Crown Inn has the ability to be a fantastic destination food pub, there is a keen desire from Admiral Taverns to invest in this site, this will involve an external drinking area and utilisation of the thatched outbuilding.  This site would suit a seasoned operator with a track history of success in the destination food market, they must want to focus on being at the heart of the local community and embrace where they live, they must have good social media skills as well as the desire to do a comprehensive food offering. The pub needs to be loved and anyone doing so will reap the rewards, retail standards, hanging baskets etc. it really is a blank canvas.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
