The Crown is the only pub in the village. Subject to board approval Admiral Taverns are looking to invest in this exciting opportunity upon signing a long term agreement with a new licensee 

The pub is located in the affluent village of Marcham, a short drive from Abingdon & just off the very busy A34, with Oxford only fifteen minutes away by car. It sits on the main through road in the centre of the village on a set of crossroads. It is surrounded by good quality residential properties. The village is growing with a couple of private housing estate estates being built over the last couple of years. The Crown is the only pub in the village. Subject to board approval Admiral Taverns are looking to invest in this exciting opportunity upon signing a long term agreement with a new licensee

Pub Layout

The grade 2 listed building is in good condition throughout and promotes itself as a traditional countryside inn with its open fireplace. A two bar pub that offers one side for drinking, TV sports & games (pool & darts), with the other set out more to serve food from its well equipped commercial kitchen. A good sized rear garden which is partially covered for year round use. An Aunt Sally court is also located in this area.

The pub is supported well by the villagers and with a good volume of passing trade for food and drink. The pub offers itself as a traditional countryside inn with its open fireplace creating a welcoming atmosphere. As the pub trades from a two bar operation, there is ample dining space along with opportunity for sports such as darts and pool with live TV sports and entertainment.

The private accommodation is situated on the first floor and consists of a lounge, three bedrooms and family bathroom.

Annual Rent: £18,000 pre investment.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

This is an exciting opportunity for an experienced and passionate pub operators. They must be willing to work hard to build the community spirit within the village and to make the Crown the centre of village life and the hub of village activity. Support of local teams, local charities and local events along with a traditional food offer with great cask ales and premium branded drinks would suit the promotion of the business. With the right tenant Admiral Taverns would be looking to invest in this exciting property.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
