The Cricketers is a traditional style pub located on Clayton Road, Chessington. The pub is very close to the Chessington shopping parade with excellent transport links with the main A3 arterial road within one mile. The local area is densely populated, surrounded by residential housing and amenities including schools, playing fields and supermarkets, with several sporting attractions within walking distance including Hook & Southborough Cricket Club & Kingston Rugby Club. Chessington World of Adventure and several Business Parks are within five minutes drive.
The pub is a large detached property with a forecourt to the front elevation and beer garden to the side. There is a car park to the rear which can house approximately ten cars. The building is in good condition having benefited from a full refurbishment in late 2018. The trade area consists of a central bar servery with an open plan drinking area to the front and sides of the bar with a mixture of loose and fixed seating. The pool area and other pub games are locates to the left of the bar servery.
The current offer is drinks focused with live sports and teams (mainly pool) playing from the Cricketers. The pub is family friendly with a premium agenda with quality cask ale, world beers, premium wines and spirits, all being key features of the drinks range. Although there is no catering kitchen there is huge potential to drive further income with bar snacks/ light bite offer to compliment live sports and and teams.
The private accommodation situated on the first floor and consists of three bedrooms, lounge, kitchen, bathroom and a separate reception room (which could be used as a fourth bedroom). This can be accessed through the bar entrance and an external entrance. Accommodation is in good condition following recent refurbishment works.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The Cricketers benefited from a transformational investment scheme in late summer 2018, which enhanced the external appearance giving the pub much improved kerb appeal and internally the décor, lighting, flooring and fixture & fittings were improved. Trade areas were zonalised to deliver a high quality drinks focused community pub. In addition the external beer garden and rear of the property were also upgraded. Our licensee has driven the business forward post-investment. However due to personal circumstances notice has been given. Admiral are seeking a dynamic, community focused operator who will further grow the business and also develop the back bar snack offer. The ideal licensee will be focused on pub teams and community based activities which are key to the success of The Cricketers.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
