The Boars Head is situated in the affluent village of Aust in south Gloucestershire, 10 miles north of Bristol and 28 miles south of Gloucester. Aust is a community close to the River Severn with a small cluster of residents and a village chapel.
The pub has approximately 70 covers spread over two areas. The bar servery is in keeping with the traditional feel this pub has to offer. The main area holds around 55 covers although this is open plan the log fire and traditional beams provides a cosy and welcoming feel. The second area is reached through the arch which has a further 15 covers. The seating throughout is relaxed and informal. To the rear of the pub is the enclosed grassed beer garden which is a hidden gem with 15 benches. This space could be utilised for community events throughout the year alongside a spacious car park which holds around 25 cars.
The Boars Head is a drive to destination food pub which has a great reputation for both great pub food and excellent service. The bar is well presented with lagers, four cask ales and a premium drinks range. At present there is a limited entertainment program however the new licensee may wish to explore utilising the large beer garden with events.

This unique business opportunity would suit an experienced operator / couple with a passion and dedication to continue the growth of the previous licensee. There is huge potential to develop and launch the external areas into a marque function space. A strong marketing plan and social media skills are essential along with a desire to develop and grow the food offer.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
