The pub is located in Blaydon which is a highly populated suburb of Newcastle Upon Tyne. It sits on the busy B6317 just off the main Blaydon roundabout near to both Blaydon railway station and the main retail area. The site is an imposing detached building set back from the main road with parking to the front. The B6317 carries traffic to Crawrcrook and Ryton and as such the route is very busy. Traffic footfall is sizeable, and the pub is highly visible. Local consumers are largely families and the prominent demographic group age range is actually quite young. There is also several retired people who have lived in the area for some considerable time. The pub has the benefit of being in easy walking distance from large numbers of mixed housing largely terraced in building style. The nearby railway station means that regular customers will come from further afield to take to the walk along the River Tyne which flows to the rear of the pub.
The pub is split into two main trading areas. The aspect is traditional in nature with a classic dark wood finishing really giving a feel of authenticity and that of an old school “proper pub”. The main bar has a real open fire and will seat 30 people. The function room is mainly used as an entertainment venue with the pub having a vibrant live music programme. The Black Bull is well established on the North East’s live music scene. To the rear is an excellent beer garden that has stunning views overlooking the River Tyne
The Black Bull is exclusively a wet led public house. As highlighted above the key business driver is the live music held on Fridays and Saturdays. Additionally, the pub has a regular darts team and is hugely popular with walkers and locals.
The pub has been well run by the pub’s current licensees for over 10 years and trades well.

This is an exciting opportunity to run a well established pub business. Admiral Taverns are looking to work with experienced licensee’s who can immerse themselves into the local community, multi task the function room alongside the main bar area to create a balance between the two. An individual/couple with local knowledge who can put their own ideas into the business, attract customers from further afield, have a strong marketing plan and have the desire to grow the business in ensuring it stays part of a circuit, can drive footfall and embedding yourself in the main pub life to make this the “go to” pub for the local community.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.
