Bar 29 is an attractive one room operation community pub, prominently located in the town centre of Rugby, just off the market square. It is surrounded by other licensed premises and retail operations with a large footfall. The town centre is lively throughout the day with shoppers and with an array of nightlife in the evenings and weekends. Rugby is the second largest town in the UK on the east side of Warwickshire bordering Leicestershire and Northamptonshire. There is easy transport links to the M6, M1 and M45 all within a ten minute drive of the town centre.

Pub Layout

On entrance there is a long well equipped bar to the right hand side servicing an open-plan room with the comfort of loose seating throughout. There is also a raised area is at the front of the trading room which hosts live entertainment such as bands, karaoke and DJ’s. The pub has multiple television screens for a live televised offer which should include offering Sky Sports / BT Sports to attract further custom. The toilets are located towards the rear of the building and in good order. Externally there is a quaint courtyard with a couple of picnic benches.

Bar 29 is Rugby’s premier live music venue and has recently been refurbished to a very high standard. There is a fantastic range of draught lagers, bitters, ciders with a large selection of cocktails and also benefits from a late 2am licence. It is drinks focused operation of which the retail offer could be expanded with a sports offer, being beneficial to increase day trade and weekends prior to entertainment. The five letting rooms provide a multiple revenue stream. 

Trade Accommodation

Located on the second floor of the pub you will find five letting rooms which are all very well presented and create a further income stream. With them being located on the second floor, the 2am licence does not disturb those staying over.

Private Accommodation

The pub has a one bedroom studio with kitchen and lounge situated on the first floor, with ease access to letting rooms above.

Annual Rent: £21,000

Security Deposit: £5,000

Working Capital: £3,000

Stock: £2,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The pub needs to be a chameleon offer with the potential to trade to day, evenings and weekends. There is an opportunity to think differently around the retail offer and we would be open to ideas such as a bespoke craft or spirit offer depending on feedback – could suit a local brewery or continue to cater for entertainment . We would consider a capital refurbishment spend with the right licensee.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
