The Inkerman is a wet led pub located five minutes from Ipswich town centre. Situated on a busy road in a residential area the pub serves as a traditional community local. It is a detached corner plot property overlooking a crossroads with plenty of flats & housing opposite and adjacent to the pub. The Suffolk town of Ipswich has been expanding over recent years especially in the waterfront area. The town links the A12 with the A14 and is 17 miles east of Colchester.

Trading style

Currently trading as a wet led pub with a good level of early evening trade, the Inkerman has a great opportunity to further increase trade during the day using various levers. No food offer in place currently but this is an area of the business that could be developed to support a bar snacks menu which would complement the sports teams, alongside a televised sport offer. Admiral are looking for an experienced operator with great vision and local knowledge to really unlock this pub's potential. Simple things like quality cask ale, a basic food offer, sports teams and a good social media presence will quickly develop the trade.

Trade accommodation

The pub is a one bar operation that is divided into two main areas. On the right is a games area with pool table, darts board, gaming machine and television. To the adjacent side of the servery is the main bar and drinking area which has mainly loose seating. There is also a snug area that could be set up for eating. There is a kitchen on site but this is currently being used as a domestic kitchen. A simple back bar food solution could be offered as it stands. The trading areas of the pub and fixtures and fittings have been well looked after and are in great condition. Externally there is a drinking terrace at the front of the pub and further space at the back with a well constructed smoking area with outdoor tables and chairs.
