Located in Sheffield on the Gleadless Estate, the pub is surrounded by residential housing and the estate boasts a population of 4000. The pub is located on the main bus routes into the city centre and has many local amenities nearby including schools, shops and a health centre.

Pub Layout

Entrance to the pub is accessed from a large car park through to the games room and central bar servery. The pool area is located to the left of the bar area along with multiple TVs. Through to the lobby is a sufficient sized function / lounge room which hosts live entertainment, a narrow bar servery and darts throw.

The Wyvern is very much the hub of community with a focus mainly of the drink trade. Clientele comes from a range of age groups and genders as the pub has great support from local and loyal customer base. The pub currently homes a pool team which enhances mid-week trade where the weekend benefits from live entertainment. The Wyvern would benefit from a simple food offering which would really enhance the business.

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

Private Accommodation

The private accommodation consists of three bedrooms, lounge, kitchen and bathroom.

The ideal licensee for this pub will have some experience of running community pubs on a busy housing estate. They must be able to integrate within the existing customers base and build on this by introducing some fresh ideas and new activity so the pub appeals to all age ranges living within the area. There is also a possibility to introduce a food offer but this would require some investment to achieve this.

Current opening times are Monday to Friday 2.00 pm to 12.00pm and Saturday and Sunday 11.00am to 12.00pm

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
