An attractive and historic pub set in a beautiful market town, The Woolpack is situated close to the centre of Coggeshall, next to the Church, just off the A120 between Braintree and Colchester. It is a smart town with several independent shops and a pleasing village atmosphere with close to 5,000 residents and over 300 listed buildings. There are only two other pubs in the village so there is a good size market opportunity for locals as well as visitors.

Pub Layout

The Woolpack is well looked after and very attractive. There is one main bar with a smaller servery for the sports area. There are three main seating areas including a separate snug. Outside is a rear garden drinking area for around 30 guests. The commercial kitchen is of a good size and well equipped. There is a good sized car park and an attractive rear patio garden with several benches to enjoy a drink in the sun.

The Woolpack trades as a community local with a good food offering, especially lunchtimes and Sunday lunches however there is scope to develop this offer into the evenings. The pub is known for its selection of real ales and is Cask Marque accredited. The bar areas are comfortable with a separate area for watching sports.

The accommodation consists of two large double bedrooms with a lounge area, kitchen and a bathroom all in good condition.

Tie:        All drinks categories are tied.

For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The Woolpack has all the attributes to make a successful pub.
