The Woodman Inn occupies a great location a short walk from the historical City of Durham. The pub is surrounded by a number of residential houses with a good proportion being occupied by students studying at the world-famous Durham University. This is a fantastic opportunity for someone to take over a brilliant pub which has been ran with outstanding standards, retail offer and marketing for the past four years. The pub also benefits from sitting in the middle of a number of local businesses up and down the road, creating a high presence for passing footfall. The Durham City Travel Lodge resides only a few hundred metres away.

Pub Layout

The Woodman in is an extremely popular pub with a strong community following and is a one bar operation servicing all areas. On entering the pub, you are welcomed by the lounge bar, with a mixture of fixed seating set in to the box bay window along with loose seating and tables. Partially panelled walls and the wooden bar keep the traditional feel of the pub. The back-bar area also houses a food server which is ideal for providing a great range of snack based and lunchtime food items. Through from the lounge you are welcomed by a games room, housing a pool table and darts board, with a posing stand and bar stools wrapping around the room. Set back from this is a snug seating area providing access to the outside area. There is also room for entertainment with a staged area to the right of the bar, ideal for live bands, karaoke and other events. To the rear of the pub you will find the outstanding beer garden which has been well used hosting multiple events all year-round. There is a patio area with a smoking solution along with an outside bar and BBQ area. The garden is well maintained and a very good size perfect for families, dog walkers, groups of friends and colleagues getting together.

The Woodman’s Inn is well known within the area for its current offer as it has something for everyone. With drinks they have a mixture of cask and craft beers, a great range of lagers and ciders as well as a good wine and cocktail menu. Themed events are popular with locals and visitors with running everything from rum and beer festivals, family fun days to quizzes and karaoke through the week. Although the Woodman doesn’t have a catering kitchen, there is food served for a back bar offer for pies/pizzas and lite bites.

Private Accommodation

The private accommodation is located on the first floor of the pub and is accessed through the bar and through a private entrance externally. The accommodation is in good condition and comprises: Three bedrooms, kitchen, lounge and bathroom.

Security Deposit: £6,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The Woodman Inn is a great little community pub on the periphery of  Durham City Centre. It must appeal to students but in addition needs to be a must with a quirky perhaps microbrewery driven offer. It needs to be unique and different ensuring that consumers make the pub a fundamental part of the Durham night out.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
