The White Horse is situated in the picturesque village of Churton, just six miles outside of the Historic City Centre of Chester and nestled between the affluent villages of Farndon and Alford. Located on main road through these villages which is on the main bus route in to Chester and Wrexham. This beautifully traditional large detached building boasts many original features such as exposed beams, open fires, parquet and quarry tiled flooring in keeping with the theme of the pub but has been decorated with a cosy modern feel.

Pub Layout

The pub has a main bar area consist of three separate areas. To the left is a carpeted seating area in the corner with sofas which provides a relaxed drinking space. The main bar area to the right has a log burner, television screen a with a mixture of high and low seating creates a popular bar area. The bar has a traditional and welcoming feel. The dining area is to the rear with cosy carpet area that leads on to a sun room which can also be used for private functions.  Outside you will find extensive parking to the front and the rear and an out building to the side which currently rented out to a hairdresser which could easily be converted in to a letting annex for additional income.  Grassed beer garden enclosed by quaint fencing with room for four good sized benches and a BBQ and a separate area currently being utilised as a children’s play area.




The White Horse lends itself to being at the heart of the community by offering something for everybody. The bar currently offers a mixture of Cask ales, lagers, ciders, spirits, wines and soft drinks. The kitchen could be utilised to turn this pub in to a real food destination throughout the week and weekends with a cosy atmosphere in the colder months or your BBQ and beer garden weather when we get the sun.

Annual Rent: £20,000

Security Deposit: £8,000

Working Capital and Stock: £5,000

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

Private Accommodation

The private living accommodation can be accessed through the pub or via a private entrance to the side of the property. Upstairs you will find a kitchen, lounge, dining room, three good sized bedrooms (one of which is currently used as an office) and a bathroom.

I am looking for an aspirational licensee who has the vision and passion to unlock the potential this fantastic pub has to offer. You will need excellent retail standards and play an active part in the local community. A strong online presence and social media skills will allow you to attract: locals, visitors and people from further afield. You will need a flare in all aspects of the business to ensure you to stand out from others.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
