The White Swan is a traditional mock Tudor property located in the market town of Newark. The detached corner building is full of character and only ten minutes walk from the town centre. Newark is a town in Nottinghamshire that stands on the River Trent only a short drive to the busy A1(M). With its pleasant environment, surrounding villages and good transport links, the town is becoming a popular commuter town for the expanding city of Nottingham (approx. 20 miles away) and increasingly London. The town itself has a population of about 27,000 with the surrounding ‘Sherwood and Newark’ having a total population of about 114,800.”
The pub trades from a central bar servery. Entrance to the pub is from the large car park, with toilets on either side of the entrance. This foyer then leads in to the pub where you are faced with the bar and a pool area to the right. To the left of the bar is a small snug area which leads through to a dining area, which combined have about 30 covers. To the rear of the dining area is the access to the well equipped catering kitchen. Externally there is an enclosed beer garden and this benefits from traditional pub benches, this area is popular in the summer months. The car park has about 10 spaces.
The White Swan is a traditional market town pub that caters for both the local community and passing trade. Currently the White Swan has an established community base and benefits from both a pool table and darts board, although there are currently no resident teams. The pub does offer some snacks from behind the bar.
The domestic accommodation consists of three good sized bedrooms, a large living room, kitchen and bathroom, which are all in good order. There is also a small private roof terrace.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Ideally suited to licensees who are familiar with the area and have the ambition to become an integral part of the community. They should be familiar with community pubs and have the drive and enthusiasm to build on the existing offer by further developing the cask and craft ales market, quiz nights and entertainment. There is the additional opportunity to further develop the business by adding a food offer with the support of Admiral Taverns catering team. Experience is desirable however Admiral Taverns have an excellent training programme in place to develop the successful licensees skills.
The premises may qualify for Small Business Rates Relief in which case the non-domestic rating liability may be nil subject to the ratepayer occupying only one property for the purposes of business.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
