The White Star boasts a beautifully decorated internal trading space which is divided into three distinct trading areas allowing the operator to provide suitable seating depending on what customers are looking for, whether that be relaxing for drinks with friends or enjoying a meal in a more secluded area of the bar. The focal point of the pub is a horseshoe shaped bar allowing ease of service.  The bar is very well appointed allowing for marketing of a wide range of both draught and top-shelf products.  The restrooms are located upstairs as is the the large function room which is ideal for hiring out for those special events and/or business meetings. There is a good sized commercial kitchen (also upstairs) which is serviced by a dumb-waiter, which provides the tenant with the option to offer food. The pub has an outside drinking area to the front of the pub, providing a relaxed drinking allowing customer so watch the world go by.

The White Star is a great new addition to the landlord’s portfolio, with a new range of lager/cask ales and ciders, this pub is a mid-market wet-led business that has the promise to deliver strong volumes. Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

This is a real chameleon of a pub and offers an operator the opportunity to drive trade thoughout the day with different customers frequenting at different times. The function room offer lots of potential for local businesses as a meeting room for business meetings, alongside events such as society evens, intimate weddings and wakes etc. The landlords are looking for an experienced operator, ideally with previous cask ale experience. You will know how to drive growth and you will be in tune with what customers want and expect in today’s market. The operator needs to be down to earth, have a good sense of humour, ideally local, and know-how to control busy periods during events. With the added option to bring food into the equation, someone with food experience might be advantageous, but more importantly a strong well-seasoned operator who sees customer service and retail standards as the driver of sales and profits.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
