The White Lion is a charming detached property located in the beautiful village of Llynclys on the busy A483 linking Oswestry to Welshpool. It sits on the Welsh border and benefits from tourist and passing trade. Llynclys is a small village benefitting from some residential housing and the White Lion is the only pub in the hamlet

Pub Layout

On entering through the main door, you are faced with the bar servery located on your right-hand side with a warm and cosy seating total covers are around 40. Located beyond this is an additional seating area for a further 12 covers.  There is also a log fire located by the bar. The ladies and gent’s toilets are also in this area.  Upstairs is a pool and darts room which is often used by the locals.  The large catering kitchen is found to the rear of the bar and is equipped with plenty of storage space.  Externally there is a car park for up to 30 cars and a cosy seating area with sofas and heaters.  This area is popular in the winter months.  To the rear of the pub is a covered smoking solution and an external drinking area with benches and children’s’ play area. The camping field has five electric hook ups and could potentially be developed.

The pub is predominantly a destination food pub benefitting from passing trade however the local residents also use the pub often. 75% of the pub’s sales are made up from food, with the remainder wet sales. Food is served daily Sunday lunch is very popular, and food sales often doubled throughout the summer months. Previously the pub has catered for functions such as christenings and birthdays.  Income is also driven through the extensive field to the rear of the pub as it is used by caravans and campers throughout the warmer months.  Electric hook ups are provided as well as toilets and a shower block.

Private Accommodation

The private accommodation is located on the first floor and is in good order. It consists of three bedrooms, two of which are double and one single, lounge, bathroom and large kitchen. There is also a private balcony.

Annual Rent: £17,000

Security Deposit: £5,000

Working Capital: £4,000

Stock: £1,000

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for applicants who have experience in catering and have either run their own pub or have management experience. They will need to understand the area and clientele and have the marketing skills to drive this fantastic destination pub through extensive online presence including Facebook, Twitter and Trip Advisor.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
