The Wheatsheaf is located at the “top of the hill” in Rowley Regis which is classed as part of the Black Country and is within Sandwell District Council. The Wheatsheaf benefits from being at the heart of a large housing estate and close to the local golf club. There’s plenty of good quality housing in the area with a number of new houses being built as well.

Pub Layout

The Wheatsheaf trades as a local community pub – it is a large one room operation which is divided up by the bar. There’s a cosy lounge area to the left-hand side of the bar with a darts room directly opposite the bar. To the right of the bar there’s a large area housing fixed seating and two pool tables. The catering kitchen is located to the rear of the bar which enables serving to both sides of the pub.

The pub trades as a drink-led pub which a strong emphasis on sports teams. The pub has darts teams and five pool-teams which means home teams every night of the week. In addition to this to tenant has introduced pool nights and other entertainment events during the month. There’s a small catering kitchen enabling the tenant to do a small food offering, which is mainly used for catering for the sports teams.

Private Accommodation

There’s a large living room and two further bedrooms along with a bathroom (with separate toilet) and a kitchen. The living accommodation was refurbished 2 years ago.

Annual Rent: £19,000

Security Deposit: £5,000

Working Capital: £2,000

Stock: £2,000

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

This is a local community pub at the heart of the community. A heavy emphasis on community events and sports is essential to continue to drive trade in this outlet. Introducing a consistent food offer would certainly help compliment the existing trade.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
