The Wellington is a large pub, located in a densely populated residential area close to Ewood Park, home to Blackburn Rovers Football Club and is within easy walking distance to the football ground so does exceptionally well on match days. The pub is approximately two miles from the centre of Blackburn, which is a large town in Lancashire. Blackburn lies nine miles east of Preston and twenty miles north west of Manchester with fantastic transport links both public and motorways. We have identified this pubs potential so have included mood boards in the images of potential plans we have in place to do a refurbishment on the pub, both internally and externally with the right licensee.

Pub Layout

The Wellington’s trade revolves around the central bar servery which services all areas of the pub, which is split in to three main sections, the central one being the main bar area which houses the bar. There is an ‘L’ shaped lounge located to the left side of the pub with seating for up to thirty people. The ambience in this area is warm and welcoming with its feature log burner which is popular in colder months along with its walls filled with ‘bric a brac’.  To the right side of the pub is the games area which is usually filled with the locals, this room houses a pool table along with a darts board and fixed and loose seating. Outside, there is a beer garden and smoking solution to the rear with four picnic benches and is popular in the summer months. Although there is no car park, there is street parking close by.

The Wellington is a traditional community pub and has the potential to become the hub of the local community. The pub does benefit from some match day traffic with supporters visiting the pub on the way to the game, however there is room to increase this. The pub is very games focused, having lots of teams throughout the week including pool and darts as well as a ladies darts team and pool nights. The pub is limited with its entertainment offer but does occasionally offer charity events throughout the year.

The private accommodation is located on the first floor and consists of three bedrooms, lounge kitchen and bathroom and is in reasonable order.

Annual Rent: £12,500

Security Deposit: £5,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

Admiral Taverns are looking for applicants who have knowledge of the area and have the drive and ambition to develop this business. They will need to look at an entertainment programme to entice the locals in at the weekend. There is also an opportunity to introduce a football team to the pub as this is popular with the avid sports fans using the pub to watch live football. Although there is no catering kitchen however there is certainly scope to offer a small snack menu such as pies and sandwiches. We are looking to do an investment both internally and externally at the pub with the right licensee so a thorough and inspiring business plan will be required.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
