The Turf is a large detached pub located in a prominent position on a corner plot, situated in the middle the densely populated residential area of St George’s on the outskirts of Telford, with approximately 10,000 people within walking distance of the pub and the local amenities. Telford is a largest town in Shropshire with great commuter links to the larger cities, benefiting from being 13 miles east of Shrewsbury and 30 miles north west of Birmingham.

Pub Layout

The Turf has has two entrances, one can be found to the rear of the pub, accessed from the car park,  which can facilitate up to ten cars. The second entrance is found at the side of the pub, accessed through the beer garden, which currently houses a number of picnic benches. Internally, the pub trades as a one room operation, this is balanced with a balance of mixed and loose seating, along with a television, darts board and pool table. There is also a commercial food preparation area next to the bar, however this is currently not in use, although the new tenant may wish to explore a small value led food offer.

The Turf is a community pub which is primarily drinks led with a focus on sports, the current tenants have grown a strong mid week trade through this focus with sports teams such as pool and darts. There is a huge opportunity to grow and develop the rhythm of the week by introducing quiz nights, promotional events, etc. They currently have a weekend entertainment programme which consists of solo artist’s and karaoke. There is currently a commercial food preparation area next to the bar that is not utilised, there is the opportunity here to introduce a small value food offer or even just cater for the local teams.

Private Accommodation

The private accommodation consist of a large three bedroom flat with , sitting room , kitchen and bathroom all of good standard

Annual Rent: £12,000

Security Deposit: £3,000

Working Capital: £1,000

Stock: £2,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for an individual or couple who will be sociable and engaging with the local community. Ideally the best person for this site would be someone at ease with the local demographic. They will need to understand the clientele and provide excellent retail standards. A strong vision and marketing plan is essential to developing this great community pub.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
