The Three Bottles is in the attractive village of Great Yeldham on the busy route between Haverhill and Halstead. It is situated close to Colne Valley railway as well as Heddingham Castle. It’s a smart village with 2 other hospitality businesses but the Three Bottles is well placed to be the heart of the community here.

Pub Layout

As you enter the main bar through the front door, you are presented with the main server, and a fantastic fire and working wood burner.  Through to the left there is a separate room that overlooks the sunny patio garden, and to the right there is also a pool room area which has a separate bar servery and could be used for small functions. Outside there is a good size car park for 6 + cars and a further garden area currently not used but could be a real gem for sunny evenings, and events for the village. All in reasonable condition and the pub was refurbished mainly externally just 3 ½ years ago.  We do have some work to complete here, so there will be elements of the pub that will be improved considerably.

The pub is currently wet only, serving mainly locals.  We believe the space and area is not being taken advantage of, with a huge level of growth possible from this fantastic quality pub.  There is massive scope to build all areas of the business, engage the local village and community, develop the real ale trade further and get the trade kitchen back into use. Sunday lunches were especially popular here until 3 years ago and with the right Team we would love to bring this back into the pub. Using the external areas more is also another opportunity in this beautiful area of the country.

Private Accommodation consists of 2 bedroomed flat above the pub with bathroom and kitchen.  This area will be refurbished prior to occupation by a new tenant

The Three Bottles is a hidden gem in a smart village with plenty going for it and a good A-road location. This could be the best pub in the area.  We want to create a pub that is famous in its immediate vicinity for traditional and quality hospitality.  Uncomplicated traditional pub fayre, done well, buy an individual or couple leading by example.

The new publican should be comfortable engaging with the local community, be a hub for the village, be active on social media and websites so driving new customers. A flair to create a bespoke food offer is also key such as a Fish Friday, hearty Sunday Roast, and decent quality lighter meals through the week.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
