The Crown has a long narrow public bar which is partitioned into two areas, with steps in between. The smart lounge has a beamed ceiling and is also partitioned. There is a raised bar/lounge with an open fire which is well appointed with new fixtures and fittings and a lounge/dining area with featured log burner style fire and recently new dining style furniture. There is a fully functioning catering kitchen. By the main entrance is a small conservatory and to the outside is a small grassed area which is fenced therefore child friendly. Externally there is a car park housing approximately ten cars.
The pub trades as 50% wet and 50% food with some entertainment and traditional pub activities, however there’s a great opportunity to further develop the food business as the kitchen is a good size and there is a separate food storage with walk in freezer in an out building. The pub currently opens to the public at lunchtimes, evenings midweek and all day Saturday/Sunday so again scope to expand the midweek trading hours to develop and increase income into this business. There is an excellent range of keg beers, lagers & ciders and an established cask ale following with further opportunity to extend the range to develop a premium spirit offer.

Ideally we are looking for a business orientated couple/individual with substantial experience of running a food operation with the ambition and skills to further develop this well established and respected pub. You will need good social, marketing and networking skills to further develop the offer and online marketing presence to attract and retain a wider range of clientele. An opportunity to develop sports teams in the pub would add a further revenue stream.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
