The pub has three trading rooms, two of which are currently used as dining areas, with the third providing a comfortable relaxed area for drinking and informal food service with the bar located here providing a central service to all rooms.  To the rear of the building there is a small patio area with a further gravel area and large car park.

The pub currently trades mainly as a 50% food/50% wet operation with an opportunity to further develop the food offer.

There is an excellent range of keg beers, lagers and ciders with an established cask ale market alongside an excellent range of wines, spirits and soft drinks. The current food offer comprises of a traditional home cooked pub food menu supplemented with sandwiches & lighter bites.

The accommodation is accessed via the pub consisting of three large bedrooms, lounge, kitchen and bathroom.

Tie:  All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The licensee should have experience of preparing and delivering a good quality home cooked food menu environment. They should be familiar & skilful with modern marketing techniques as this is a small hamlet but is surrounded by several villages. Engaging marketing is key to attracting from these communities to increase footfall and to drive the food offer. Admiral Taverns may present the opportunity of a capital refurbishment for the right licensees with a visionary business plan.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – Our three day ‘7 Steps to Sales Success’ course is a must before completing and signing a 5 Year Agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
