The Telstar is a large detached building located in a highly populated residential area in Wath upon Dearne which lies five miles from Rotherham and is centrally located between Barnsley and Doncaster. The area comprises of a mixture of local authority housing, privately owned housing, local shops and businesses. The Telstar also benefits from the bus stop situated directly outside the front of pub which links buses into the town of Wath upon Dearne. The area has a population of approximately 17,000.

Pub Layout

The Telstar is a popular community pub located within the heart of a large housing estate. The entrance to the left takes you into the main bar. It is a fairly big room that is divided into two areas. On one side there is a traditional stone floored games area that benefits from a pool table and darts board. The second section is a more relaxed drinking area with carpeted floors, a mixture of fixed and loose seating and a large bar to the back wall. The room is decorated with a significant amount of sport memorabilia with several televisions for customers to enjoy live sports. To the left of the bar there is a doorway into a hallway giving access to the ladies toilets, the private accommodation and the very impressive lounge. This good sized room has the added advantage of having a stage so it is frequently used to put on live entertainment, discos, etc, as well as being used for private parties and functions from the local community. It would also make a great area for dining and there is already a small catering kitchen located behind the bar. It includes all the essential equipment to service an everyday food offer in addition to providing buffets for the function trade. Outside you will find a horseshoe shaped car park surrounding three sides of the pub that provides a considerable amount of parking. The area to the front of the site provides an ideal outdoor drinking space with a number of picnic benches to entice extra trade in the warmer months. You will also find a covered area to the side which is used as a smoking solution.

The Telstar attracts a wide a mix of customers with the opportunity to offer food, traditional pub games and live sports and it also has a fantastic lounge that doubles up as a function room. There simply is something for everyone. There is a great range of drinks and it even has a ‘Gin Bar’ section in the lounge/function room. Furthermore, the Telstar provides food for functions only at present, therefore, there is a terrific opportunity for the next licensee to exploit.

Private Accommodation

The private accommodation is located on the first floor and is accessed through the inner hallway. It is in very good condition as the current licensee has recently redecorated throughout including new carpets. In brief the accommodation comprises: kitchen, lounge, three good sized bedrooms, bathroom and separate toilet.

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

We are looking for a licensee that has the drive, ambition and enthusiasm to further develop this great pub. A visible, hands on approach and the ability to become immersed in the local community will be crucial to its success. Marketing skills will play a key role in helping to grow the business further through the effective use of everything from A Boards to social media platforms. An experienced licensee will appreciate the significant opportunity that exists to develop a food offer and introduce cask ale. However, previous experience of running a pub is not essential as we offer the training and support for a first time licensee looking to run their own pub business. The successful licensee will be passionate about delivering excellent customer service to the existing and new clientele.

Opening Hours

Monday – Sunday: 11am – 11pm

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
