Pub Layout

The pub has two distinct trading areas though the building does have an open plan aspect which is useful for keeping staff costs down. A central bar serves the bar area which can seat up to 30 and also contains the pool table, darts board, games machines and TVs. The large lounge can seat up to 45 and can also be used for functions and parties. The ladies toilets are located in this area. Off the lounge is a catering kitchen which is unused at present. Outside is a courtyard which leads to the gents toilets as well as a disabled toilet and a substantial smoking solution offering excellent levels of cover. The condition of the pub is very good throughout with a good standard of décor and furnishing and has been maintained well by the present licensee.

This is a true community local with customers arriving on foot and by train. The customer base here are looking to meet up with their friends and neighbours for drinks and to participate in pub activities. Currently the pub has two darts teams, a pool team and hosts regular events such as quiz nights. At present two cask ales are on offer and there is potential here to develop further. There is a real desire for this pub to do food as the kitchen is well equipped so the new licensee should unlock this avenue to generate additional income into the business.

The accommodation here is large and spacious and again is in good condition. There are three double bedrooms and an office that could serve as a single bedroom if needed. A good-sized living room compliments a spacious bathroom and kitchen.

The ideal applicant will share our vision for The Talbot being the hub of the community offering something for everyone. They will have great retails standards and will been keen to introduce a quality food offer which will allow the business to grow.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
