Pub Layout

The Talbot oozes character with its traditional black and white appearance from the roadside. Internally there are many original features with exposed brickwork and featured beams. The main bar area is quaint with a relaxed seating area which is balanced with wooden and carpeted floors.  The second area is a small snug providing access to the main bar. To the rear there is a fantastic paved beer garden with around 12 benches, this is a great addition to the pub and is used regularly throughout the year. In keeping with the tradition of the pub the ladies and gents toilets are in an outside block. Although there is no car park there are numerous pay and displays around the pub.

The Talbot is a drinks focused pub with an excellent reputation for cask ale and a well stocked bar with a range of beers as well as spirits. Live music is popular with regular weekend entertainment, the outdoor area is transformed for community events and music events. At present there is no sky or BT so a new licensee may wish to explore this and appeal to a wider audience, there is a strong rugby following in the area and the pub is very popular for watching the matches.

The private accommodation consists of two bedrooms, bathroom, kitchen and sitting room.

Annual Rent: £25,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The successful applicant will need to embrace the local community.  A great range of cask ale both national & local brewers is a must along with team sports, regular entertainment and building a weekly program of events will be essential in driving the pub forward.  The pub benefits from a large outside drinking area and whilst there is no kitchen a small “back bar” food offer could be launched which would capture further local trade and encourage passing and tourist trade. I am looking for a focused individual or couple who are willing to integrate themselves fully within the community, with the ability to continue in developing and growing the business as the pub has built up a fantastic reputation with the locals.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
