Droylsden is approx. five miles east of Manchester with a tram link running from Manchester City centre into Droylsden town centre, ideal for tea time trade. Droylsden is well populated area and has lots of chimney pots with a mixture of privately owned, rented and local authority properties and a population of approx. 22,000.

Pub Layout

On entering the Strawberry Gardens to the left you are welcomed by fixed seating which leads through to a games room housing a pool table, darts board and wall mounted television, ideal for live sporting events. To the right hand side you will find a more relaxed lounge area with carpeted flooring offering an option for a dining area and a stage for live entertainment. The bar is in the heart of the pub, servicing all areas. The rear of the pub can be accessed through a corridor from either the games room or to the rear of the lounge/ dining area. Outside you will find a covered patio smoking solution which leads to the beer garden. The beer garden is an ideal size for sunny days with a mixture of gardens, decking and seating.

The Strawberry Gardens is a traditional local community pub with a good tea time trade with passing traffic from people returning from work. The current licensees are avid supporters of local pool and darts teams, including their own beaten finalists in this year’s Admiral National Darts competition. With wall mounted televisions throughout the pub the Strawberry Gardens is an ideal location to watch live sporting events. This pub offers a huge entertainment offer with a comedy club and live music on a weekly basis and has a very loyal following from the local community and the regulars. The Strawberry Gardens offers a wide range of drinks such as: premium lagers, cask ales, spirits, wines, soft drinks and minerals.

This great space can be found on the first floor of the pub and accessed through the pub and has huge potential for the next licensee to put their own stamp on it. It’s an ideal size for an individual, couple or small family you will find three good sized bedrooms, kitchen, lounge, toilet and bathroom.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for a passionate licensee who is an experienced community pub operator with great standards who stands out above the rest. The Strawberry Gardens already has a great entertainment offer and following from its loyal customers which I would like to keep and expand on to its fullest potential.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
