The pub is currently closed. We are actively seeking a passionate individual or team to take the reins and breathe new life into this pub.

Alongside a strong support system, Admiral Taverns will be offering an excellent financial package to assist with re-opening this pub.

The Station is a small (but perfectly formed), end-terrace property on the main high street passing through Langley Moor, a popular residential suburb of Durham. The Station is in a great location with a main road to the front, so it always has a strong passing trade. Surrounding the pub, there are large residential housing areas. Being on the main street, there are lots of other local amenities nearby meaning there is always a buzz of people on the street, all of which are awaiting a great pub with a good reason to pop in and rest their feet.

Pub Layout

The pub is simple in design; it has two rooms and two bars. One is used as the main lounge/bar area and the other as a traditional taproom. There is a pool/darts area and access to the toilets direct from the main bar. The general condition/décor internally is good, but it could benefit from a fresh internal lick of paint. Externally the pub is well presented but needs to benefit from some professional chalkboards and hanging baskets to soften the look and improve kerb appeal. All in all, this is a great little pub in a great location with a strong, unique selling point and should easily be the hub of the community and a must-stop site for the many shoppers/passers-by.

The site will always operate as a community pub so the weekday rhythm of the week, weekend entertainment, live sports, etc. are all going to be key components of this business. Live music has always worked well here. This site will attract a lot of passing traffic, so a very simple sandwich-type lunch menu would be worth introducing along with a basic coffee offer. Value is key in the area so value deals in all categories will help attract and retain custom. The Station Inn will ideally suit someone with local knowledge and a passion for community pubs. Having a knowledge of the importance of a strong weekend offer is invaluable; there needs to be a strong calendar of events. The ideal applicant will have a passion for basics being done to a very good standard and for marketing the site using all marketing media to ensure the offer/message reaches a large audience.

Private Accommodation

The private accommodation consists of a lounge, kitchen, bathroom, office, and three large bedrooms and is in immaculate condition.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
