The Stanley Arms is a charming community pub situated on Garstand Road South, which was historically the main road through Wesham. It is approximately half a mile away from the pubs and shops of Kirkham town centre. Surrounded by plenty of housing and some small businesses this pub serves the local community, providing a welcome meeting place for friends to meet up, watch the football, grab a bite to eat, play pool and have a few drinks. It is also close to the railway station of Kirkham and Wesham, and next to Fox’s biscuits factory, a significant employer in the area. It is also one of the closest pubs to AFC Fylde FC, a national league football team who garners plenty of support from the local area. Pub Layout
Upon entering customers are welcomed into the main trading area. The open plan trading area is serviced by a well-stocked main island bar in the centre of the pub. The trade area consists of a mix of fixed and loose seating surrounding the bar with enough seating for around 60 covers. To the left is the main lounge area where the pool table is situated. This area is primarily made up of fixed seating surrounding the trade area and is where bands set up to play and where most of the televised sport is watched. This area is also where the ladies and gents toilets are situated and leads to the beer garden courtyard at the rear of the pub which has enough seating for c. 20 customers. To the right is an area comprising of more tables and chairs and is set up to cater for those customers wanting a quieter catch up with family and friends and for those dining. The well-stocked bar is directly ahead and provides thirsty customers with a range of well-loved and continental lagers, traditional cask ales, fruity ciders and an appetising array of premium gins, whiskies, vodkas and party shots.
The private accommodation offers a spacious, well maintained living space and consists of three/four bedrooms, one of which can be used as an office. A living room, kitchen and bathroom.

The Stanley Arms is a great community pub which has served the local area for years and has previously had a longstanding tenant who has ran the business well. There is an opportunity to build upon the existing trade and loyalty of the local community by expanding the food offer, building on the regular entertainment and promoting televised sport and focusing more promotions. The vision is for the Stanley Arms to continue to be the best local community pub in the area by appointing a tenant who is passionate about providing fantastic customer service, excellent standards and a warm and friendly welcome.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
