The Spring Cottage is situated in a the densely populated suburb on the outskirts of the market town of Walsall. Walsall is ideally located between the busy cities of Birmingham and Wolverhampton. The Spring Cottage is an impressive red brick characteristic building which benefits from a very loyal customer base from both local workers and the surrounding community.

Pub Layout

The pub is well maintained and separated into three distinct and spacious trading areas. The front two areas are mainly occupied by the locals. To the left of the entrance is a sports area with a pool table and a television for entertainment,  and to the right is a more relaxed area with a much used darts board. Both of these areas have a range of  fixed and loose seating. The bar is a focal point within the pub and serves both areas easily. There is small trade kitchen which is accessed from the back bar. The third area lends itself as an overflow however a new tenant may want to rearrange the layout and create a large sports/games room. Externally there an impressive beer garden which could lend itself to community events, with a paved and large grassed area. The pub also benefits from a large car park with 20 spaces.

At present the pub trades as a community focused drink orientated pub. There is a desire to embrace the local community through events and utilising the extensive external space that this pub has to offer. A new tenant may wish to relaunch an exciting value led food offering to capture a wider clientele.

Private Accommodation

This Private accommodation is located on the first floor and comprises: Three bedrooms, a bathroom, kitchen and sitting room all in reasonable order.

Annual Rent: £11,500

Security Deposit: £4,000

Working Capital: £1,000

Stock: £1,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for a dynamic, community focused couple who have the ability to further grow an established business. Ideally the best person for this pub would be someone at ease with the local demographic. You would need to see eye to eye with these consumers and provide the offer that they require providing a mid-week marketing plan driven through sports teams such as pool and darts although there is an opportunity to grow the entertainment programme through a rhythm of the week and promotional activities. There is an opportunity to expand on weekend entertainment through launching solo artists and karaoke, and not forgetting a strong focus on all sporting events.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
