Pub Layout

On entering the Sportsman you are greeted by an open plan bar which is serviced by a well stocked bar, offering an array of spirts, larger and cask ales. To the left hand side of The Sportsman you will find a cosy seating area with a log burner for those colder evenings with a mixture of fixed and lose seating. To the left there is a further seating area made up of fixed seating and high back stools with darts board and TV screens to enjoy big screen sports. Admiral Taverns completed renovation works in February 2020 giving the much loved Sportsman a fresh face. To the rear of the pub you will find a large lawned beer garden with wooden benches to enjoy al fresco drinks and features a kitchenette/ outside bottle bar which can be utilised to enhance a food offer in the summer months. Beyond the garden is a sizeable car park catering for approximately 15 vehicles.

 

The Sportsman currently trades as a wet led community local. The offer is supported by the locals which regularly grace the pub throughout the week, supporting the darts and dominoes teams and offering a variety of entertainment such as bingo and quiz. Of a weekend there is a strong following when there are live sports being televised along with live entertainment and karaoke of an evening. There is potential to grow the business with a small back bar food offer

The private accommodation is over two floors and comprises of Three Bedrooms, separate Lounge, Kitchen, Office and Bathroom.

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:  All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The Sportsman is a charming community pub and the successful candidate should exhibit the skills to continue the existing trade by supporting a good rhythm of the week and provide live entertainment of a weekend. The Sportsman is well known for it’s cask ales so a love for cask is desirable. You will need good social and marketing skills to retain and attract a wider range of customers.

 

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
