Pub Layout

On entering through the main entrance, you are welcomed by a central bar servicing all areas of the pub with a raised area to the right that can either be cornered of for small functions or used as a staged area for bands.  Entrance to the courtyard is accessed from the lobby to the rear of the pub where the ladies and gents toilets are located.  There is a commercial kitchen however this is not used to attract custom and is occasionally used for parties.  The pub is clean and tidy however Admiral Taverns may consider, with the right licensee, a refurbishment.

The Spinners sits at the heart of the community.  The pub offers SKY and BT Sports that proves popular with locals along with occasional entertainment that could be developed. Key events throughout the year are popular such as Halloween, Christmas and Easter etc and these key events will provide something for everyone and bring the community together. The pub has a pool table however there is an excellent opportunity to create a local team which will provide additional income for the quieter evenings.

Private Accommodation

The private accommodation is serviceable and can be decorated to taste. The accommodation is on the first floor and consists of 3 bedrooms, kitchen, bathroom and living room.

Annual Rent: £12,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for a local individual or couple who know the area and the clientele.  The individual will need to attract new custom through a range of activities from entertainment to sports teams which will ultimately mean that it should provide a steady evening trade.  They will need to understand the needs of the locals and provide them with a quality community local to be proud of.  Fantastic standards along with a detailed marketing plan is a must. Ideally, I’d like to complete a refurbishment at the Spinners to include an internal and external re-decoration along with utilising the external space to the rear of the pub providing the locals with a beautiful beer garden where they can invite their families to sit and have a drink in the summer months.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
