The Shepherd’s Arms is separated into two serving areas, a bar area where drinks can be enjoyed and can seat around 20 covers and has TV screens for live sports. The main bar also offers an ideal space for sports teams to play in the separate annex room which houses a large pool table and darts board. The second area is segmented into three areas and is used as a dining area and can cater for approximately 60 people, this space can also be utilised at the weekends as a stage area to enable live acts to perform. Both bars benefit from open fires and are regularly used to create atmosphere and ambiance. The catering kitchen is fully equipped and it located to the right of the bar servery. The Shepherd’s Arms benefits from having good outside space to the front and rear which has not been used to it’s full capacity and has room for development.

The Shepherds Arms currently operates as a wet led pub with a separate food offer, both having a great reputation amongst the locals in the area. It currently offers mid market lunch and evening meals. The bar is well stocked and offers a variety of drinks including cask ales. The new licensee may wish to reposition the offer by incorporating both a strong drink and food offer into their business.

Admiral Taverns are looking to invest in this fantastic opportunity on finding a long term suitable licensee . We are looking for someone who has good knowledge of the local area and can focus on making the Shepherds Arms the hub of the community by catering for local sports teams and offering good quality pub food. They will need to be able to offer a good entertainment programme and promote this well on social media.

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
