Royal Oak Branch

Located on the outskirts of Warrington approx. 0.5 mile from the centre on a main road. Surrounded by mainly commercial buildings  but some residential properties close by.  The Royal Oak Branch has a regular customer base land is also known as the starting & ending pub on the circuit of customers going into the town.

Pub Layout

There are 2 entrances into the pub with 2 separate bars, one on the left is known as the lounge area & the right door is known as bar which facilitates the darts & Pool areas.

There is also a handy separate room with ice machine & glasswasher for ease of space when busy.

A door leads to the garden which benefitted from a major refurbishment including the installation of booths & outside TV for sport.

This is a wet led pub with sports, teams, quizzes and some entertainment at weekends. The customer base is predominantly but younger crowds at the weekends going into town & couples visiting after going for a meal.

The accommodation consists of kitchen, lounge, bathroom & 3 bedrooms.

Security Deposit: £2000 plus house float

The Area Manager is looking for someone with at least 2 years pub management experience. Personal License is essential.

The new operator should have great standards, preferably a sports enthusiast and motivated to grow sales by driving the sports offer.
