Pub Layout

The pub has a cosy and welcoming feeling as you would expect from a well-kept pub, with the traditional fire creating a rustic ambiance in the winter months. The décor is traditional and well balanced by carpet and loose seating throughout.  On walking through the front door, the bar and restaurant area run along the length of the pub with a vibrant wooden bar servery. To the right-hand side, a set of doors lead you through to a large function room with skittle alley and both ladies and gents toilets. The well-equipped trade kitchen is to the rear of the bar.  Externally there is a small car park to the rear. To the left of the pub is a large lawn garden which is well maintained, however in the summer months this could be transformed for community events. There are also several stone outbuildings attached to the pub.

The pub trades with a traditional pub food menu and is popular for it’s Sunday lunches. It has a loyal following for food and trades very well throughout the year. The bar is well stocked with an excellent range of cask ales and a well thought out, thorough wine menu. The food and drink split is approx. 50/50. The pub has been popular with weekend entertainment. The skittles teams play during the week in the function room which helps boosts the bar sales.

The private accommodation consists of three bedrooms, living room, bathroom, and an office. There is also a very large storage and utility room. All very well decorated and presented.

The Rose and Crown is a fantastic opportunity and as a result, I am looking for an experienced licensee who has a depth of expertise in running a beautifully traditional, well presented pub in the centre of a rural village. They must be experienced food operators and will need to grow the wet side of the business, to be ‘mine host’ and be the heartbeat of the local community. The right retail offer will consist of great ale and wine, along with a quality food offer which embraces that wonderful hearty country pub feel that delights the locals yet also attracts destination diners. Fresh produce with local provenance and attention to detail should play a key role.  The property is in superb condition and is beautifully presented. Not only does it look warm, friendly and inviting, the externals are looked after with a well planted and tended too garden with plenty of hanging baskets and troughs.  We need someone who can not only keep up what has already been achieved here, but who can also cherish this rural delight and unlock it’s potential even further.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
