Swadlincote is situated in South Derbyshire and borders Leicestershire and Staffordshire. The pub sits in a residential area just off of the centre of Swadlincote, in the middle of a residential street with some newly developed housing just two streets away.

Swadlincote is a vibrant town with strong employment due to the large amount of factories and distribution centre’s located in and around the town. There is also main attractions such as Maurice Lea and Eureka Parks, large leisure centre’s and dry ski slopes. The Swadlincote Woodlands Forest Park is home to a recreational area with forest trials that are good for great and families.

Pub Layout

The outlet trades from a central bar servicing two separate areas and benefits from a real coal fire (ideal for the winter months) with a mixture of tiled and carpeted flooring. To the left hand side is a bar with a pool table and darts area and to the right is a lounge area with comfortable seating for up to 30 covers all in good order. There is a catering kitchen located behind the bar which is fully equipped. The toilets are located to the left side of the pub and this leads outside onto a smoking solution with benches and a car park for up to 15 cars.


The trade is mainly drinks focused and has a good following with the local community. Sports teams and live entertainment are hugely popular with local residents and introducing a regular food operation would increase as a multiple income stream. There is scope to develop the business at the Rising Sun with a well engaged licensee who will embed themselves into community life.

Private Accommodation

There private accommodation is of a good size and sits above the pub consisting of two bedrooms, separate bathroom and toilet, and a large lounge.

Annual Rent: £12,250

Security Deposit: £3,000

Working Capital: £2,000

Stock: £1,500

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The pub would benefit from a licensee that can become part of the local community and attract trade from within this, that combined with encouraging Pool and Darts teams along with traditional pub entertainment such as quiz nights and live music ensuring regular custom throughout the week.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
