The Rising Sun is a late victorian built pub, ideally situated on a corner plot on the busy Whalley road between Brownhill and Wilpshire, which are popular suburbs a couple of miles from Blackburn town centre and on the edge of the beautiful Ribble Valley. Situated at the end of a range of local shops, hairdressers and takeaways as well as the local Co-op and close to Wilpshire train station, the Rising Sun benefits from plenty of passing trade. There are plenty of houses in the immediate vicinity of the Rising Sun and this means that despite not offering any food, the pub is busy throughout the week and at weekends. The pub is well-loved by the locals who support it fiercely.

Pub Layout

It is a cosy three room operation consisting of one central bar servery, a delightful snug tap room, open lounge area and pool room along with a sun-trap rear yard which is well used in the summer months. The ladies and gents toilets sit side by side and are situated to the rear of the pub near the pool room which in turn leads onto the rear sun trap beer garden; an enclosed area consisting of enough seating for around 30 people. A traditional pub through and through, the pub is well known for its great selection of well-kept national and local cask ales. The trade area consists of a mix of fixed and loose seating with enough seating for around 60 covers.

The Rising Sun is a wet-only pub, and is extremely busy during the week and at weekends and sells a surprisingly large amount of beer for what is a fairly small pub. The Rising Sun offers a great range of local and national cask ales, traditional beers and a great selection of well-loved, premium and continental lagers. Local Moorhouses cask ales are thirstily consumed in the tap room, whilst premium European lagers providing a refreshing post work drink in the rear yard. The back bar offers a generous mix of upmarket gins and quality whiskies and some great wines.  The pub has a loyal teatime trade during the week and at weekends the customers can enjoy drinks in a quiet and relaxed setting. Televised football brings in drinkers during the week for the Champions League and at weekends with Championship and Premier League football. Weekend evenings are incredibly busy with the pub catering for the big nights out with regular entertainment including live music, singers and quiz nights.

The private accommodation consists of three bedrooms, a living room, a good sized kitchen and bathroom all in good condition.

Admiral Taverns are looking for a licensee who is passionate about providing fantastic customer service, excellent standards and a warm and friendly welcome in order to keep the Rising Sun as the best community pub in the area. The pub caters for sports teams including pool, darts and dominos and offers televised football as well so an interest in these activities would be beneficial. This is a busy and bustling pub so needs a confident and hardworking individual/couple who can create a fun and welcoming atmosphere at all times.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
