The Sovereign is located in Coventry, the second largest city in West Midlands, It is a large, prominent detached pub located in a suburban area and is surrounded by chimney pots. Proper Pubs are excited to invest just over £330,000 in, this will include full internal and external investment. Given its location on a busy road with lots of passing trade, and the presence of nearby shops, the Sovereign has the potential to attract a diverse customer base.
After undergoing refurbishment the pub has been revitalized, ensuring that it retains its charm while seamlessly incorporating modern design elements and carefully balancing the space so it feels vibrant and inviting, making it a great community pub. It has various seating options with both loose and fixed, creating distinct areas within the pub. The bar is prominent and services all areas with a great value product range catering for all with weekly promotions and a drinks range throughout the week, There is also plenty of space to put on live entertainment and well as screens to watch the televised sports on. There will be both a pool table and darts board and you should engage with the locals and offer both a darts and pool team. The front beer garden with be refreshed with new outdoor seating a covered area so it can be enjoyed all year round there is with plenty of nearby parking.
The Pub will be embedded in the local community fostering a welcoming approach for all. Leveraging partnerships with local sports teams, schools, and businesses is an excellent strategy to expand your reach and strengthen community ties. Live sports will be shown on high quality TVs in the trade areas with both Sky and TNT being provided. The pub will need to hosts pool and darts teams during the week to make use of the new pool table and high spec darts boards. Live music should feature in the the vibrant and exciting rhythm of the week with , DJ’s , bands & karaoke proving popular with the locals. The private accommodation is located on the first floor of the pub with three bedrooms, kitchen, lounge & bathroom all of which will undergo investment.
Security deposit – £2,000
As part of our unique agreement, you’ll have the opportunity to manage The Sovereign, as a self-employed manager. Admiral Taverns takes care of essential running costs, such as rates, utilities, and day-to-day expenses, while you earn a percentage of weekly sales. Your responsibility lies in managing employment costs for your staff and any council tax for the residential quarters. This setup empowers you to increase your income through sales growth, while we handle the operational details.
No rent applicable on this agreement.
I am looking for an experienced operator with previous experience in a similar style pub, who are willing to embed themselves into this community and deliver outstanding results. You will need to be dynamic and have a passion for exceptional customer service, and a commitment to retail excellence. Your proactive, hands-on approach will shine as you devise and execute a vibrant weekly activity plan that engages the local community on every level. Your previous experience in delivering live entertainment, combined with an understanding of the local marketplace, will be key to your success.
