Pub Layout

This impressive pub is attractive from the outside – in, set on a huge plot of land, there is parking for easily 100 vehicles, which would complement the overly generous beer garden and outside seating areas on sunny days, including an enclosed children’s play area. On entering the pub you are welcomed in to a fantastic area, with exposed beams, high ceilings and exposed brick throughout. The bar area is centrally located in the heart of the pub which services all areas with a carvery unit to the rear left hand side.  Directly in front of you there is mixed and loose seating for those having a drink or a casual bite to eat. To the right of this, separated by a double sided open fire, you will find a raised games area housing televisions for sporting events, a pool table and darts board along with a mixture of high and low seating and tables. To the left of the pub there is a raised dining area which is fitted with loose seating, in ease of accommodating any number of covers.  Before reaching the rear trading area there is a kids play zone, to keep them entertained during family meals. The rear trading area can be used for either additional covers for when the pub is busy, however could also be used for private parties and functions as it is separate to the rest of the pub.

The Poachers Pocket is very much a chameleon pub, offering something for every one – from early bird offers for the locals in the afternoon to live sporting events and functions. They have a strong food offer, including a good vegetarian selection along with a full carvery unit for Sunday lunches and parties. There is a vast drinks offer as well to complement the food offer along with families.

The private accommodation is located on the first floor and is a very generous size. Three bedrooms, lounge, kitchen bathroom and separate toilet.

Utilities (Gas and Electric): This pub is part of the Group Energy deal and you will therefore be required to purchase gas and electric supply through Admiral Taverns.  For more information on this, please speak with a member of our recruitment team.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The Poachers Pocket will require an experienced licensee, not just within the pub industry but someone who can manage a busy kitchen and produce a fabulous offer within their menu and front of house, to be an all round experience. Marketing and advertising within the Metro Centre and around the area is an absolute must for this pub. There is also a huge opportunity to introduce outdoor festivals and community events within the warmer months.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
