Oddfellows is located in the middle of a bustling town precinct in Eccles which is a part of Greater Manchester. With a population of around 36,000 Eccles has a varied demographic.
The building itself has a brick and rendered frontage complete with glazing running the full front of the building, to the rear is an excellent external space with an easy capacity of 100, which will be upgraded as part of our investment plans.
The pub is fully open plan with both ladies and gents toilets to the rear of the pub, either side of the bar area. To the left is a raised seating area and beyond that is an area for darts. To the right before the gents toilets is a pool table area adjacent to more fixed seating.
After investment the layout and navigation of the pub facilities will remain familiar, however improvements to décor, lighting, furnishings and a full refit of TV’s and audio equipment will transform this pub into the place to be. The beer garden will be softened with fencing, lighting, a wall mural and plants, which will transform the external space that captures the sun all day long.
The pub still needs to be very much part of this town community and be part of a circuit of pubs trying to share trade especially at weekends. Our pricing strategy will be crucial in our overall attraction and with a newly invested pub, this will hopefully drive a good share of the customer base towards the Oddfellows. Oddfellows has the potential to be the town centre pub with it all. Full Sky Sports package, entertainment focus, both pool & darts teams through the week and an active events schedule to drive community use.

As part of our unique agreement, you’ll have the opportunity to manage Oddfellows as a self-employed manager. Admiral Taverns takes care of essential running costs, such as rates, utilities, and day-to-day expenses, while you earn a percentage of weekly sales. Your responsibility lies in managing employment costs for your staff and any council tax for the residential quarters. This setup empowers you to increase your income through sales growth, while we handle the operational details.
No rent applicable on this agreement.
The vision for this pub is to drive trade through sport, entertainment and community work. The operator will need to be in tune with the local demographic and clientele to create a great environment and atmosphere to make this pub attractive again to all of the local community.
With three local betting shops within 50 yards of the pub, sport is key here and racing through the day, football, rugby, plus all other sports would also be on offer daily.
There is certainly a circuit in Eccles which Oddfellows can be part of, so the vision is to first and foremost uplift the current identity with our investment plans and then appoint a positive and proactive, experienced operator(s) to steer the pub back to life as the go to pub on the street.
Ideally we are looking for someone who is local to Eccles and has a great knowledge of the surrounding area, however this does not discount alternative applicants.
